EICRs for businesses and homes
EICRS or fixed wire tests are inspections that determine the electrical safety and condition of the electrical installation in domestic or commercial premises. It includes a visual inspection and dead and live testing of the property’s wiring, circuit accessories, and switchgear. All items will be checked in accordance with BS7671 to verify compliance with regulations and to ensure that all parts of the system are safe to use. If any defects are identified, our electricians can detail these along with itemised quotes to repair them.
Our electricians complete domestic and commercial EICRs. Various laws require business owners to take appropriate measures to prevent accidents, including The Health and Safety at Work Act 1974 and The Electricity at Work Regulations 1989. The Health and Safety Executive (HSE) will prosecute businesses that fail to protect employees from electrical injuries. As well as ensuring compliance, all tests can help you save money by identifying electrical faults early, saving money through energy efficiency and ensuring insurance will pay out in case of a claim.
The frequency of EICRs will depend on the use of the building and the condition of any installation; our electricians will be able to advise.
Landlord Certificates
If you own a rental property, you will be responsible for ensuring a landlord safety certificate for each property you own. From April 1, 2021, all landlords require an EICR that will need to be renewed every five years or when a new tenant moves in. For older installations, more frequent testing may be required.
This document will show that official checks and testing have been completed by a qualified electrical contractor and will include any remedial work that needs to be carried out. Landlords will need to provide a copy of the report to their tenants and the local authority if requested.
